Our Approach

Relationship-Driven, Not Transaction-Driven

We live by the core belief that people do business with those they know and trust. You get to know and trust people over time, not overnight and not under pressure. In fact, we consider many people as clients long before we ever facilitate and advise on a transaction on their behalf – often times years. There are too many brokers looking to wheel and deal to earn some quick bucks. Our relationship-driven approach allows you to have the confidence that you are working with professionals that want to see you succeed.

Specialization and Market Knowledge

Many brokers are “generalists” and work on a plethora of property types without becoming a master of anything. The Ascend Industrial Team takes the exact opposite approach, advising clients specifically on industrial real estate in our markets of focus. We stay current on what is happening in industrial real estate, from local sales and leasing, to new development projects and trends in capital markets. We bring this high degree of specialization and market knowledge directly to our clients to leverage to their advantage.

Experience Matters

We have over twenty years in the industry, having worked through economic highs and lows and everything in between. There is no substitute for experience. There is no shortcut. Years of advising, marketing properties, negotiating leases, closing out sales, providing property valuations and working out complex real estate problems means that our clients can focus on their business needs while we get to do what we do well, all day, every day.

Careful Analysis

We take our time to analyze properties using the most current market information available. Our broker price opinions carefully evaluate assets to determine their likely sale price in the current market. As professionals, we do not spit ball a number or tell you what we think you want to hear. Our review is thorough and informed. On the leasing side, our landlord analyses provides a review of deal costs, potential tenants, tenant strength/credit, deal structure and expected time on the market. We read and comment on every purchase and sale agreement and lease we work on. We also provide a SWOT analysis (strengths, weaknesses, opportunities and threats) to inform you of your property’s competitive position and suggest improvements to maximize that position.

Fiduciary Role

Fiduciary. n. from the Latin fiducia, meaning "trust," a person or a business who has the power and obligation to act for another under circumstances which require total trust, good faith and honesty. In our position as advisors, and as Realtors©, our role as your fiduciary means that we owe you the duties of loyalty, confidentiality, disclosure, obedience, reasonable care and diligence and accounting. We know that your real estate asset, whether you own or lease it, may be one of your most valuable assets. It may also place a large liability on your balance sheet as well. With the Ascend Industrial Team, you get a fiduciary who will always put your best interests in first.
